02Complete guide

A clog at a restaurant or apartment building costs more than a clog at a house. A blocked kitchen line can close service for the night, and a backed-up building main can affect every unit on the line. Our commercial hydro jetting service is built around that reality: we jet when your business is closed, we document what we find and we help you plan maintenance so emergencies happen less often. Jetting is one part of our wider commercial plumbing service.

For how jetting works in general, including nozzles and how it compares to cabling, see our main hydro jetting page. This page focuses on commercial lines: kitchens and grease, multi-unit buildings, maintenance plans and the paperwork property managers need.

Restaurant grease lines

Commercial kitchens send fats, oils and grease down sinks, dish machines and floor drains every day. Warm grease travels easily, then cools and sticks to pipe walls, catching food particles until the line narrows. A cable can open a hole through it, but the walls stay coated and the line slows again. Jetting with a rotating or grease nozzle scrubs the full pipe wall and flushes the grease downstream.

We jet the lines from the kitchen to the grease interceptor and from the interceptor out to the sewer. Both sides matter. Grease that escapes the interceptor coats the outlet line, and a blocked inlet backs up into the kitchen. Pumping the interceptor itself is done by a licensed grease hauler, not by us. We jet the lines and can coordinate our visits with your hauler's pumping schedule. Keeping the lines on both sides clean helps the whole system work as designed.

Grease interceptors and FOG rules

Food service businesses in Los Angeles are generally required to control fats, oils and grease, often called FOG. In the City of Los Angeles, LA Sanitation runs a FOG control program for food service establishments, and other cities and LA County agencies have their own rules. Requirements usually cover having a grease control device, maintaining it and keeping records.

We are not your regulator, so check the exact rules that apply to your permit with your local agency. What we can do is keep your lines clean, note the condition of the interceptor inlet and outlet, and give you a record of each visit. Those notes, together with your hauler's pumping records, give inspectors and owners a clear history of maintenance.

  • Jetting of kitchen branch lines, floor sinks and the interceptor inlet
  • Jetting of the outlet line from the interceptor to the sewer
  • Camera inspection to show grease levels and pipe condition
  • Written visit notes for your maintenance file

Apartment buildings, HOAs and multi-unit properties

In a multi-unit building, many units drain into shared stacks and a shared building sewer. A clog in a horizontal main at the bottom of the building can push water back into the lowest units first, even though the cause is upstream. Kitchen stacks collect grease from every unit above. Older Los Angeles buildings often have cast iron stacks with interior scale that narrows them over time.

We jet building mains, kitchen and bathroom stacks and the lateral to the street. Before work, we coordinate access with the manager and help plan tenant notices so residents do not run water during cleaning. For buildings with tree roots in the yard lateral, see our page on main sewer line tree root removal. HOAs with shared sewer lines can also use our camera reports to sort out which section is common property and which belongs to an owner.

Scheduled commercial hydro jetting Los Angeles owners can plan around

The cheapest clog is the one that never happens during a dinner rush. A maintenance schedule means we jet the problem lines on a set interval before buildup reaches the point of blockage. The right interval depends on use: a busy fryer kitchen builds grease faster than a cafe, and a large building with a known root problem needs more attention than a newer one.

We set the first interval based on what the camera shows, then adjust it by checking how much buildup returns between visits. That way you are not paying to clean lines that are still clean, and you are not waiting too long on the lines that load up fast. For properties that also need the full sewer cleaned from building to street, our sewer cleaning services can be added to the same plan.

After-hours and emergency service

Most of the commercial hydro jetting Los Angeles restaurants and buildings schedule with us happens after closing. We are open 24 hours a day, 7 days a week, including nights, weekends and holidays, so we can work after the last seating, before the morning shift or during a planned shutdown. Our 24 hour plumber team also answers emergency calls when a line backs up during business hours.

If wastewater is coming up through floor drains, stop sending water down the system, close off the area and call us. For sewage reaching occupied spaces, see our sewer backup page. Clearing the line restores flow. If the cause turns out to be roots or a broken section, the line can back up again until that section is repaired, and we will explain that clearly.

Documentation for property managers and owners

Property managers need to show owners, boards and sometimes insurers what was done and why. Our CCTV sewer camera with locator lets us record the line, mark where problems are and estimate their depth. A sewer camera inspection before and after commercial hydro jetting Los Angeles buildings receive turns a vague complaint about slow drains into a clear record. That makes it easier to approve repairs, plan budgets, compare one visit to the next and answer tenant and owner questions with facts.

  • Before and after camera footage on request
  • Notes on line location, pipe material and defects found
  • Recommendations sorted into maintenance and repair
  • Free written estimate before any work, including repairs
  • Records of each scheduled visit for your maintenance file

When the camera finds damage in a commercial line

Jetting cleans pipe, but it does not repair it. When a camera shows cracked cast iron, root entry points or a collapsed section, the long-term fix is repair or replacement. For many commercial properties, trenchless methods limit disruption to parking lots, sidewalks and landscaping. Trenchless sewer lining seals a damaged pipe from the inside, and it needs a fully jetted line first.

Larger sewer work in Los Angeles generally needs a permit from LADBS or the local city. We explain what applies and build the timeline around your operations. Financing is available for larger repairs, and every estimate is free. If you need routine drain service across a portfolio, our general drain cleaning services cover the smaller fixture calls between jetting visits.

How often should a restaurant have its grease lines jetted?

It depends on volume and menu. A high-volume kitchen with fryers loads grease faster than a small cafe. We set a first interval based on what the camera shows, then adjust it at each visit by checking how much buildup has returned. Your local FOG rules may also affect the schedule.

Do you pump grease interceptors?

No. Interceptor pumping is done by a licensed grease hauler. We jet the lines feeding into and leaving the interceptor, inspect them with a camera and note the condition we see, and we can coordinate our jetting with your hauler's pumping schedule so the whole system works as designed.

Can you jet our lines after we close?

Yes. We are open 24 hours a day, 7 days a week, including nights, weekends and holidays. Most restaurant and retail jetting is done after closing or before opening so it does not affect customers. We schedule around your hours when you book.

How much does commercial hydro jetting cost?

Cost depends on line size and length, how many lines are involved, access points, the amount of grease or scale, whether camera inspections are included and the time of service. We provide a free estimate after a site walk. Maintenance schedules are quoted based on the plan you choose.

Do you provide documentation for inspectors or owners?

We can provide camera footage on request and written notes on what was cleaned, the condition of the lines and any defects found. Those records, along with your hauler's pumping records, help show a history of maintenance. Check with your agency for the specific records it requires.

What are FOG rules in Los Angeles?

FOG stands for fats, oils and grease. In the City of Los Angeles, LA Sanitation runs a FOG control program for food service establishments, and other cities and county agencies have their own. Rules generally cover grease control devices, maintenance and record keeping. Confirm details with your local agency.

Can you jet the main line for an apartment building?

Yes. We jet building sewer mains, kitchen and bathroom stacks and the lateral to the street. We coordinate access with the manager and recommend tenant notices so residents avoid running water during the cleaning. Lower units usually feel the benefit first.

Why do lower floor units back up first?

When the building main or a lower section of a stack is blocked, water from upper units has nowhere to go and comes up at the lowest openings, which are usually the ground floor or basement units. The cause is often downstream of the units that see the backup.

Is hydro jetting safe for old cast iron stacks?

Often, with care. Jetting removes the scale that narrows older cast iron, but very thin or holed sections can be made worse. We inspect stacks with a camera, choose a suitable nozzle and pressure, and recommend repair where the pipe is too far gone to jet.

Can an HOA use your reports to decide who pays for a repair?

Our camera footage and locator readings show where a problem is and how deep it sits, which helps the board compare the location to its governing documents. We do not decide responsibility, but clear location data makes that discussion much easier.

Do you offer maintenance contracts?

We offer scheduled maintenance plans where we return on a set interval to jet the lines that need it. The schedule is based on camera findings and adjusted over time. Ask about a plan during your site walk, and we will put the proposal in your free estimate.

What happens if a line backs up during business hours?

Call (213) 281-4751 right away. Stop sending water down the affected drains and keep staff and customers away from contaminated areas. We will dispatch a technician to clear the line and restore flow, then talk about jetting, a maintenance plan or repairs once the immediate problem is handled.

Do you work with property management companies?

Yes. We work with property managers, landlords and HOA boards across Los Angeles. We coordinate access, communicate with on-site staff and provide notes for owners. For managers with several properties, we can keep each building's service history organized.

Can jetting clear tree roots from a building lateral?

Jetting with a root cutting nozzle can clear fine and moderate roots, and a mechanical cutter can be used first for heavier roots. Roots enter through openings in the pipe and can regrow until that section is repaired or lined, so a camera follow-up is recommended.

Does commercial jetting require shutting off water?

Usually you do not need to shut off the water supply, but people should stop using the drains on the lines being cleaned. For buildings, we coordinate notices to tenants. For restaurants, we schedule around closing so dish machines and sinks are not running.

Do you jet retail and office building drains?

Yes. Offices, retail spaces, medical buildings and warehouses have restroom lines, break room sinks and floor drains that collect paper, grease and sediment. We clean those lines and the building sewer, often during off-hours to avoid disrupting staff and customers.

Can you jet lines in a parking structure or garage?

Yes. Parking structures and garages have floor drains and sand traps that collect sediment, oil and debris washed in from vehicles and cleaning. We clean those drains and their lines, and we can inspect them with a camera to check for cracks, root entry or other damage.

Is camera inspection included with commercial jetting?

We recommend it, especially before jetting older pipes and after cleaning to verify results. Whether it is included depends on the plan you choose. We list camera work clearly on your free estimate so you know exactly what you are approving.

How do you protect our property during jetting?

We work from exterior cleanouts whenever possible, lay down protection where we enter the building and clean up the work area before we leave. In kitchens, we work around health requirements and coordinate with your manager on where equipment can be placed.

Can commercial lines be lined instead of dug up?

Often, yes. Trenchless lining seals a damaged pipe from the inside and can limit digging under parking lots, sidewalks and landscaping. The line must be jetted clean first. Some pipes are too damaged to line, and a camera inspection tells us which option fits.

Do larger commercial sewer repairs need a permit?

Generally, yes. In Los Angeles, sewer replacement and similar larger work generally needs a permit from LADBS or the local city. We explain what applies to your project and include it in the plan. Routine jetting does not normally require a permit.

What payment methods and billing do you accept?

We accept cash, credit and debit cards, checks, Venmo and Zelle, and financing is available for larger repairs. Estimates are free and given before any work begins, so managers and owners can review and approve the scope first. We list each line and service separately on the estimate.

Do your crews speak Spanish?

Yes. Our team speaks English and Spanish, which helps when coordinating with kitchen staff, building maintenance crews and tenants during commercial jetting jobs, especially when work happens after hours. Let us know your preference when you book and we will plan communication accordingly.

Are you licensed and insured for commercial work?

Yes. 24/7 Rooter Service holds California contractor License #845109 and is bonded and insured. We are family-owned with more than 25 years of experience, BBB accredited with an A rating and rated 5.0 on Google and Yelp. Ask if you need a certificate of insurance for your file.

What areas do you cover for commercial hydro jetting?

We provide commercial hydro jetting Los Angeles-wide and in more than 100 communities within about 25 miles across LA County. That includes restaurants, apartment buildings, HOAs, offices and retail centers. Call (213) 281-4751 to set up a site walk and free estimate.
